The idea of selling or maybe getting the attention of a prospective buyer can be daunting to say the least. In terms of property, homes to be exact you see a lot of types of people. The picky ones who won’t budge on anything less than what they have dream t about, the ones who feel like they just need someone to talk to so they walk into show cases asking all sort of questions but no intention of buying, they are all types of people you’ll get to meet out there. What prospective buyers look for is that one thing that will catch their eyes. Every home owner wants their aboard to be inviting, eye catching and most importantly homey. Your new home should everything you want it to be. While shopping for your new house there are a couple of things that led to your decision of purchasing that property. These things are probably the same that will attract other people’s attention. Open lawns, interior design, it could be any number of reasons that would fancy viewers.
Many property viewers don’t go through local property advertisements, pay no attention to the property market or even scan agent windows. Getting hold of search a person’s interest is not a walk in the park; certain acts pull such people to available properties.
A “FOR SALE” sign is the start of this project, nothing screams availability like this. You would be shocked by the amount of inquiries one gets from a brightly painted board other than the classifieds. Immediate notice is taken to For Sale signs it’s no wonder why, you see the property physically before your eyes which cuts the number of fraudulent local advertisements you have to go through to find what you are looking for. I guess seeing is believing!
First impressions also go a long way in attracting viewers; do your part in presenting your property in the best way possible. Have your lawn mowed; keep your flower beds well pruned; clean pathways and the likes. These small things look simple but it is the simple things that count. An organized presentation gives the viewer a feel of what they can expect from the property.
Reserve parking for prospective buyers/viewers. You are not trying to attract viewers to your property, letting them walk a distance to the house could turn them off. This is your guest and like one of the unwritten laws goes, the visitor should get the best, give your viewer the best of the property starting with parking.
If there are small interior repairs that need to be done make sure they are fixed before guests walk in. Like we said earlier on, your first impression lasts forever, so keep the flaws to a minimum and put your best foot forward. A broken door handle could be the difference between you impressing your viewer and making a sale and killing the ambition of multi million homes.
It is your moment shine remember that and you cannot do that in a dusty house. Make sure your home is clean, windows cleaned, polished hardware, shiny floors the works. You are trying to convince someone to leave what they already have something they could enjoy more. There is no way one will consider something that needs a little bit of more work than what I already have and expect a guaranteed sale. Polish up!
There certain things you could add to make the house have a homey feel, like having a pet but this could also work against you. Keep your viewer in mind; if they are allergic to cats then having a cat walking around will not work to the benefit of attracting viewers. To avoid any uncertainties and risk losing prospective buyers keep pets out of your show case.
Your house has to be well lighted make sure enough natural light enters the house, if the house is dull then keep the lights on.
Having fresh flowers around the house gives the impression of a clean and fresh house. They also compliment a room and freshen it up.
You have the general idea of getting viewers interested in what you have to offer and working with what you have.
